Closing Checklists

Here is your guide to closing.  These items need to be addressed after the inspection contingency is cleared.

  • Finalize loan commitment/plan with Loan officer---cash needed to close, final documents needed, etc-- We will send a copy of the purchase agreement to your loan officer
  • Secure Homeowners Insurance Policy/ insurance binder—call your current insurer (to transfer) or check around for quotes (you will need to have the home info)—do this sooner rather than later, but it’s ok to do it a couple weeks before closing.  They typically require 1 yr paid in advance. 
  • If needed, Terminate Lease/Rent agreement (at least 60 days prior to lease expiration)

  • Coordinate with moving company/Set up moving truck if needed—arrange help with moving, packing and cleaning
  • Call city and arrange for final water meter reading on current home
  • Change of address with post office-- subscriptions, work, insurance, bills, etc
  • If selling a home you may get $$ back from your escrow accounts for taxes & insurance after the closing—if there are balances left. The day after closing call your homeowners insurance company to cancel the policy—you may get credit back here as well
  • Bring keys and garage door openers to closing and any notes you would like buyers to know about the home and how it works. Warranties/manuals for appliances can be left at the home if you have any. The home should be left in broom clean condition, and all appliances should be wiped clean
  • 1 Yr. Home Warranty option.  Covers all appliances, mechanicals--water heater, furnace, a/c, plumbing & electrical.  $450 is the approximate cost. $100 deductible for each use

If purchasing a townhome/condo, or property belonging to an association:

  • Review Association Package to confirm you are OK with its rules & regulations, etc. Call the association if any questions come up
  • Personal property insurance coverage—known as HO-6 policy.  Similar to renters insurance. There should be info in   the association documents regarding whether you  need your personal property covered or not

When we get the paperwork turned in for processing there will be an order placed for the title work and appraisal.  The closing will also be scheduled.  We’ll let you know what time and where the closing will take place when we receive that information—this should also be sent out to you in the mail.  If you prefer a morning or afternoon closing please let us know so we can put in a request.  Please call or email if you have any questions any time.  We will do the final walk thru a day or two prior to the closing to ensure the property is in the same condition & any requested repairs have been completed.
