Steps to Buying a Home

  • Engage an Eden Prairie Moves Buyer Agent

We will be able to assist & personally guide you through all the steps involved in your home purchase.  Buyers’ agents are known to work on the buyers behalf.  A buyer’s agent is normally paid by the seller of the home you purchase.  We recommend having a buyer agent working on your behalf, not the seller’s behalf.
  • Figure out how much you can afford and qualify to purchase

Speak to a professional Loan Officer to get all your questions about financing answered.  Identify a lender you want to work with and determine your financing parameters:  purchase price, loan amount, interest rate, cash availability, closing costs, and other loan terms. Get pre-approved before you start looking at homes, this way you won’t fall in love with a home you may not be able to qualify for.  Contact a team member for reputable lender referrals.
  • Set your search parameters

It is not uncommon that a Buyer’s wants and needs change once the searching begins.  A great deal of time and effort will be saved if you can determine your short and long term real estate needs.  Writing out your wants vs. needs can be helpful.
  • Finding a home

The perfect property may not exist, so you need to do an extensive search and spend time looking at available properties. Narrow the possibilities down to a few, then make a rationalized choice.  The average number of homes a buyer will physically look at is around 12.  This is due to the availability of information and pictures on the internet.  Buyers will often view hundreds of homes on the internet.  The buying process will typically take 60-90 days from start to finish, but can be done in less than 20 days if needed.
  • The Offer

We help you establish the true value of the property by looking at comparable active, pending, and recently sold properties.   We will advise you with the terms, price and details/contingencies of the offer.  Note that there may also be personal property involved.
  • Contract acceptance to closing

Once both parties agree on the terms, copies of the signed contract will be sent to the Title Company and the Lender in preparation for the loan and transfer of title. We will guide you through all the steps in the process leading to closing, the main ones of which are listed below.
    • Inspection, final mortgage underwriting approval, Appraisal, Insurance, Closing & Title Transfer
